Termites that feed on wood are part of a group with three different types of termite species. The dampwood termites feed on damp wood, rotting wood or timber and any other wood that has moisture. Protecting yourself and your home or building requires a few simple steps, on of which is clearing your property of any wood with moisture, which will attract the dampwood termites.

The Pacific Coast area sees more dampwood termites then anywhere else. The states affected by this group of termites are Washington, California, Nevada, Oregon and Montana. Some less destructive dampwood termites also live in Florida and the southwestern part of the country.

Characteristics Of A Dampwood Termite

This group of termites has soldiers to protect the colony, workers to find food sources and the reproducers, a king and queen. The life stages of a termite are an egg, nymph and then the adult. The life cycle doe not include the pupal stage.

You notice more of a distinguishing difference between termite species with the adults rather than the younger termites. Dampwood termites are generally much larger than the other termites by about a half of an inch. With brownish-reddish heads with big mandibles, the worker dampwood termites are smaller than the soldiers are while the reproducers are an inch in length and they have wings.

Feeding Of The Dampwood Termites

These termites need no shelter as they travel from food source to the next. During the early infestation of the termite, you may not notice much activity, but as soon as the nest is set, they go to work and feed on the wood and moisture. These little pests hide while feeding on the wood in order to remain undetected.

Dampwood termites normally eat the wood from the inside out as they tunnel their way through the wood. These tunnel areas are smooth as if sandpaper was used to sand the surface.

Can You Avoid Dampwood Termites

If you no you have wood that contains a high moisture content you need to keep a watch on your wood areas to prevent heavy infestations of termites. If you have faucets that leak or any other areas of damp wood in the area, this will attract the dampwood termites. Clear up any areas that attract the termites to your area and then keep a close eye on you basement and other areas that may have wood with high moisture levels.

Split System Air Conditioning - The Age Consideration - Should I Repair it Or Replace It?

One of the basic factors to consider when deciding to replace your old air conditioning system is that of Age. The old adage, "If it ain't broke don't fix it" is not always the best, and in the case of older cooling systems that attitude can be costly. Let's say your old cooling system, be it Air Conditioning or Heat Pump, is a 13 year old 8 SEER (Seasonal Energy Efficiency Ratio, the standard by which cooling systems are rated) system. Just because it is still running does not necessarily make it a good thing.

How can that be? Well, first off, let's explore the efficiency. Today's minimum standard is 13 SEER. Each numeric rise in SEER rating is equal to about an 8% increase in efficiency. So, replacing your 8 SEER system with a minimum 13 SEER will reward you with nearly a 40% efficiency increase. That means that you can potentially lower your cooling utility bill by 40%. A simple calculation will show you that every year that you keep your old system because it is running, is costing some pretty big money.

Then there is the issue of pure age. Are there units running today that are 20 years old? Sure. Is that normal? No! The fact is a 15 year life span for motor driven split cooling systems is about all that can be expected. As a matter of fact, the ARI (American Refrigeration Institute) reports to its HVAC professionals, that 13.72 years is the current average maximum life of residential cooling equipment built today (2006 report).

Just like people, an Air Conditioning System ages. And just like people, moving parts wear out, weather and time effect the structure, and the older they get the more expensive they are to maintain and repair. But, unlike people, they can be replaced and doing so before the time comes that maintenance and repair costs start eating into your pocket, can be a good financial decision. One of the hardest decisions that homeowners are faced with when it comes to their older cooling systems is "should I repair it or replace it". Don't waste too many brain cells on that decision. If your unit has given cost effective service, but is starting to require frequent repairs and is approaching the last quarter of its normal reasonable lifespan......Replace It!

Let me be clear, slow economy and slow real estate market does not mean that you can not remodel your home to increase its value. At first sight this may seem simple; however, there is more involved than a simple question from your local renovator. To fully maximize your profit you need to understand value engineering in regard to home renovation.

Simply put value engineering in respect to home renovation is the process by which you analyze to determine what renovations will bring in the most profit for your home. Here we are going to quickly discuss the steps that must be taken to determine how to maximize your profit.

1) The first step in this process is to determine the market value of your home as well as market value of renovated homes similar to your home in your area. This is done to find out whether there is any room to profit. If the price for your un-renovated home is close to the price of a renovated similar home nearby, renovation could be a waste of time and money.

Remember, the key words are "similar homes" and "in your area". Real estate salespersons and appraisers for most part use a process called CMA (comparable market analysis) to determine your home value. In short the appraiser looks at similar properties sold recently near your home.

Using his/her extensive database, the appraiser is able to adjust the price based on the condition of various areas of your home as well as any new additions. For example the database indicates that an additional second bathroom in your area increases home value by $8000, updated kitchen increase value by $6000, Second garage does not impact the value and etc. This is how your local real estate salesperson is able to price out your home.

3) The third step is to determine the cost for each renovation. Make sure to get price estimate from at least three qualified contractors

4) The final step is to analyze your findings in step 2 and step 3 to determine what renovation(s) will yield the most profit.
